Morawa, town in regional Western Australia sells properties starting from just $45,000

A small rural town is offering Australians cheap homes starting at just $40,000 in a bid to bring people back to the countryside.

Morawa, a town in the Mid West region of Western Australia, has been rated as the second cheapest place in the country to purchase property.

The cheapest place to purchase a property is in Mt Magnet, which is about a three hour drive from Morawa, with median house prices starting at a mere $37,497.

According to real estate analysts CoreLogic, property prices in Morawa have dropped significantly from an average of $107,000.

With a tiny population of just 600 people, the region is offering homes with a median price of $45,000.

For budding entrepreneurs the shire even offers commercial properties at subsidised rents to encourage new businesses to open up.

As the population continues to decline, the local government is pushing to bring people back.

The town is equipped with a district high school, a college, a hospital, a train line, agricultural jobs and sporting facilities.

‘If you’re in a metropolitan area where you’re unhappy and struggling to pay your rent with whatever income you have,’ Shire president Karen Chappel told ABC

‘You could come to Morawa and have a really safe, happy life and your mortgage would disappear within a couple of years.’

But families excited to make the reasonably priced move have to contend with the town’s rather rural location.

Morawa is a long four hour drive drive to the state’s capital Perth, or 350km, and has only 98 businesses.
